I really only recommend this if you know what you are doing to market, stage and price your property correctly so you are not paying the absurd fees charged by traditional real estate agents. They aren't going to go above and beyond for you but you will save a lot of money. I lowered the price of my home to get it sold quickly in this buyer's market and I went against advise given to me to negotiate concessions and buyers agent fees downward. If you just sit back and hope they will do extra then you are mistaken and your home may not sell as quickly as you want in the wrong environment. You also need to do your due diligence to check listing details because my initial listing was incorrect. The agent I worked with did not double check to make sure details were correct so my lot size was listed as half of what it actually was. I was also displeased with the initial description written so I went to Google Gemini, gave it details about my house and asked it to write a better home description for the listing. The biggest detriment to selling my home in 2025 was the existence of new construction offering rate buy downs and such so I had to signal seller motivation and offer concessions to entice buyers to look at my property instead. Unless your location is outstanding you likely will have to do the same. Because I'm a more savvy home seller I found the service adequate and I would use again but I urge caution for people who really need someone to lean on to make sure their home is being marketing to the max. I will admit that I did not pay for the higher tier packages that AZ Flat Fee offers (that to my understanding would have just given my home more visibility on social media sites and a walk through video created etc). I didn't feel this was worth several thousand dollars more as I believe a product's ability to sell has more to do with pricing, location and amenities than anything else. Your mileage may vary.
